City of Warman

The City of Warman, Saskatchewan

Warman sits about twenty kilometres north of Saskatoon on Highway 11, and it has grown from a village of a few hundred people into one of Saskatchewan's youngest and fastest-growing cities. The 2021 Statistics Canada census recorded 12,419 residents, a jump of more than 34% since 2016, with a median age in the low thirties. That growth is driven mostly by young families choosing new-build value and a small-town feel within easy commuting distance of Saskatoon.

Where people live

Warman's newer subdivisions have absorbed most of the recent growth:

  • Legends Landing — one of the largest active new-home communities, mixing single-family and semi-detached.
  • South Ridge — an established south-end neighbourhood with parks and schools within walking distance.
  • Traditions — newer townhome and semi-detached development popular with first-time buyers.
  • Diamond North Estates — larger executive lots on the east side.
  • The older grid — mature streets around Central Street and the original town plan, with character bungalows and larger yards.

Schools

Warman is served by both Prairie Spirit School Division (public) and Greater Saskatoon Catholic Schools:

  • Warman Elementary School (PSSD, K–4)
  • Warman Community Middle School (PSSD, 5–8)
  • Warman High School (PSSD, 9–12)
  • St. Angela Catholic School (GSCS, K–8)
  • Traditions Elementary School (PSSD, K–4)

Getting around

Warman's biggest draw is location. Downtown Saskatoon is about a 20-minute drive south on Highway 11. Saskatoon's north-end retail and industrial areas (Preston Crossing, Marquis Industrial) are closer to 15 minutes. Martensville is a five-minute drive west, and the University of Saskatchewan is about 25 minutes on a good day.

Amenities

Warman punches above its weight for a city its size: the Legends Centre (twin-pad arena, aquatic centre, and fieldhouse), the Diamond Rodeo Grounds, an active downtown with independent shops, and full-service grocery and retail at Warman Plaza. New restaurants and services open on a regular basis as the population grows.

The Warman housing market

Warman's market is dominated by newer construction, so a large share of what trades is under fifteen years old. Detached homes make up the majority of sales, with a growing share of semi-detached and townhomes on the newer end of the price band.
